Malaysian real estate developer UEM Sunrise intends to officially unveil the fourth phase of its Serene Heights township in Bangi this weekend, reported The Edge.
Known as Dahlia, Phase IV consists of 170 terraced houses with a height of two storeys. Their sizes range from 1,943 sq ft to 2,402 sq ft and each is priced from RM585,800.
The units will be launched at the Serene Heights sales gallery in Bangi and the residential properties are targeted for completion by July 2020.
Notably, the 14-acre Dahlia forms part of the 448-acre Serene Heights project, which has a gross development value (GDV) of RM3.4 billion.
The freehold township was first rolled out in June 2015 and its first three phases consisting of two-storey terraced houses were warmly received by the market. In fact, all units in Acacia were sold out, while Begonia and Camellia recorded a take-up of 85 percent and 92 percent, respectively.
“Our first three phases have received very good response. Likewise, we are confident that Dahlia will also be snapped up,” said UEM Sunrise CEO Datuk Roslan Ibrahim.
“We are well aware that consumers still prefer and look forward to affordable landed mid-market type of residential developments. We are confident that the price point is attractive. We should be able to achieve a high of 80 percent (for Dahlia).”
In addition, construction of the first three phases in Serene Heights is progressing well, noted UEM Sunrise Central 1 Project Director Zulkifly Garib.
“Acacia and Begonia are almost done, we should be handing over the keys by Q1 2018, which is two quarters ahead of schedule.”
As for the luxury houses in the township, these are expected to be unveiled later this year. “We are looking to launch the semi-Ds and bungalows this year, and maybe the neighbourhood shoplots by next year,” he added.
