Mah Sing Group Berhad revolutionises urban living with sustainable, lifestyle-focused residential developments

Few names are as synonymous with Malaysia’s real estate sector as Mah Sing Group. The company, which celebrated its silver jubilee in 2019, took its tally of projects to 18 in the last 12 months, cementing itself as one of the country’s leading residential developers.

The series of high-profile launches and land bank expansions included the acquisition of three prime plots in Klang Valley, namely M Oscar, located close to Kuala Lumpur’s Kuchai Lama suburb, M Luna at KL North and M Adora in Wangsa Melawati.  

Building on last year’s Special Recognition in CSR success, Mah Sing Group dominated the ‘Special Recognition’ categories at this year’s PropertyGuru Asia Property Awards (Malaysia) virtual event, collecting Winner trophies for Special Recognition for Environmental, Social, Governance; Special Recognition for Corporate Social Responsibility; Special Recognition in Sustainable Construction; Special Recognition in Sustainable Design; and Special Recognition for Building Communities. The Group was also awarded Best Mass Market Condo/Apartment Development (Central) for M Oscar and the recently introduced Best Lifestyle Developer.

Lifestyle developers are defined by the Awards judging panel as companies that offer additional lifestyle-enhancing communal facilities for residents, such as fitness centres, green spaces and specialist amenities. Such amenities are especially evident at landmark Mah Sing projects like M City, which boasts an array of innovative features including Altitude Sky Club, Tropical Sanctuary and Sky Garden. 

Regarding Mah Sing’s success in the category, the judging panel noted that “lifestyle is in no way an add-on or afterthought for KL developer Mah Sing Group, and is instead an integral part of every project, breathing life into urban living in modern-day Malaysia.” 

Located on the 25th floor, M City’s well-equipped residential gyms are divided into three areas: the all-access gym, kickboxing room and ladies gym. Dubbed the ‘Sky Gym’, it overlooks the KL landscape and sets the standard for residential gyms. The project also features an indoor rock climbing wall, golf simulator, games room, squash court, aerobics room, mini theatre, business centre, yoga room, saunas and child care rooms, as well as two infinity pools. 

In addition to focusing on improving the quality of day-to-day life for its residents, Mah Sing remains committed to bigger picture advancements too. Through its non-profit Mah Sing Foundation programme, the developer has initiated a series of community-based initiatives to improve the quality of life of the disadvantaged people, vulnerable women, people with disabilities and other marginalised communities. It has also introduced innovative environmental impact tracking and energy-saving measures throughout its operations.

Indeed, sustainable development plays a pivotal role in the company’s construction methods. In an effort to encourage low-carbon mobility, cycling networks and secure bicycle parking is implemented in select projects. Award-winning M Oscar, meanwhile, was designed in north-south facing building orientation to reduce direct sunlight towards residents’ units in an effort to reduce energy consumption. Mah Sing also engages a sustainability consultant to assess sustainable design for certain developments, which go through three review stages ensuring sustainable practices are carried through even after handover. 

“Mah Sing Group approaches sustainability with an impressive gusto that yields real results, such as using LED, energy-saving lights during the construction stage,” according to the judging panel. “Along with utilising reusable formwork materials in place of timber in certain projects, organic compounds and non-formaldehyde products are used along with recyclable aerated concrete blocks.”
