Kemajuan Tong Tor Sdn. Bhd. initially started out in 2002 as a construction company before switching its core business to focus on property development just two years later.

Nowadays, the firm is a fully-integrated real estate player and well established in its native Johor with a particularly strong presence in the township segment.

Over the past 15 years, in fact, Kemajuan Tong Tor has successfully launched and completed more than 2,665 residential and commercial units in Kluang.  

Sierra Heights is the firm’s latest landmark township development. Located just minutes from Kluang’s central business district, this carefully planned integrated township development will, upon completion comprise residential, commercial and recreational components, which are set to come online in phases to form a self-sustaining ecosystem.

The development recently fought off stiff competition, in both the southern region and rest of the country, to take top spot in the Best Township Development category at this year’s PropertyGuru Asia Property Awards (Malaysia) virtual ceremony.  

“Peaceful, with a style that expresses grace and elegance, Sierra Heights (Daintree Residence) by Kemajuan Tong Tor takes advantage of its high vantage point in Johor’s city of Kluang to connect with the natural landscape,” the independent judging panel noted upon announcing the result.

“Bungalows and two-storey semi-detached homes create a lakeside sanctuary discovered in a forest setting.” 

Spread over 416 acres on one of the highest vantage points in Kluang and boasting the largest natural lake in the district, Sierra Heights benefits from impressive views of Kluang’s Huasberg Gunung Lambak and surrounding tropical forests.

Zones 1 and 2 will feature affordable landed residential units, while Zone 3 has been earmarked as the project’s main commercial area, comprising a vibrant mix of eateries and retail outlets and office space.

Zone 4, meanwhile, will be occupied to mid-range semi-detached developments, including Daintree Residence, and the final zone will house a seven-acre recreational park.  

The 144-unit Daintree Residence also picked up a Highly Commended accolade at this year’s Awards in the Best Landed Development (Southern) category. As the latest residential addition to Sierra Heights, the low-density development offers homeowners four- to six-bedroom, single- and two-storey semi-detached homes, complete with spacious side car porches and solar heater systems.

Onsite lifestyle amenities range from a private park to a jogging track and pedestrian path. The residential area is designed into several precincts, guarded with perimeter fencing and guarded round the clock to offer a safe environment for living.

This township is set in the lush embrace of surrounding forests with the largest natural lake in the area within walking distance. 

Convenient accessibility is key to the development. In collaboration with another local developer, Kemajuan Tong Tor has constructed a new four-kilometre road that links the project to Jalan Batu Pahat with the Ayer Hitam PLUS Toll to facilitate traffic flow and contribute to the growth of Kluang.

The Kluang Country Club, Kluang Sports and Recreation Centre and Kluang Stadium are also within short distance of Sierra Heights.
